Imagine being in the process of purchasing a home, and, you are denied by your lender prior to close.
Now...Imagine being denied for your new home after closing on the sale of your old home!
Entirely possible.
Having worked with well over 100 lenders, brokers, and bankers over the course of almost 15 years , and, in that process, having had direct experience with origination, processing, and underwriting, we have a large amount of direct working knowledge of residential lending, and, it is quite misunderstood by the consumer, in good ways, and in bad.
Almost all Realtors, by the way, are not aware, and will not address these matters with you.
Many consumers come across online calculators, which are insufficient as they do not take all factors into consideration. Many consumers obtain a single copy of their credit reports , and, base their entire overview upon a single score, on a single report, which, again, does not take into consideration all factors. (Credit is only a single aspect. Residential lending requires all 3 credit reports, which are then averaged.)
Credit is misunderstood in many, many ways, and, while having a lender pre approve you is one of the quickest, and most simple, required tasks in the process, one should also be advised from the start what to do, and, what NOT to do!
Buyer representation, from start through finish, including suggestions and guidance regarding your credit is always of no charge to the homebuyer.
